Marrakech is Morocco's leading tourist destination, two to four hours by direct flight from Paris, Brussels, Geneva, Madrid or London. Foreigners can own titled urban property outright. The 2030 World Cup, with Marrakech as a host city, is accelerating infrastructure.
Luxury apartments in Hivernage and Guéliz, contemporary villas on the Ourika or Amizmiz Roads, prestige villas in the Palmeraie and Amelkis, riads in the medina: we cover every area and every budget, from MAD 2m to 20m.
Two ways to buy
Off-plan, staged payments. From 20% at signing, the rest as the build progresses, notarised contract, no bank loan. We negotiate the developer price and compare payment plans for you. Rental management ready on handover day.
Existing property, ready to let. Three to five properties visited by us, land title, charges and debts checked before the viewing, price negotiated, signing with the notary of your choice. Let the day you get the keys if you wish.

How it works
1. Brief. Your budget, your goal: live in it, let it, resell it. Off-plan or ready to move in.
2. Viewings. On site over one or two days, or by video call with a video report if you are not in Marrakech.
3. Checks and negotiation. Land title, compliance, charges, any outstanding debts. Then we negotiate the price and the payment plan.
4. Notary, keys, letting. Signing with the notary of your choice. We take over management the same day if you wish.
Frequently asked questions
Can a foreigner buy in Marrakech?
Yes, outright, for titled property within the urban perimeter. Outside it, a non-agricultural use certificate is required. We check this before any viewing.
What are the purchase costs in Morocco?
Around 6 to 7% of the price: registration duty, land registry and notary fees. We give you the detail property by property.
How do staged payments work on new builds?
A first payment at signing of the notarised contract, then instalments as the build progresses, and the balance at handover. Terms vary by developer: we compare them for you.
Can I let my property as soon as I buy?
Yes. Our short-term or long-term management takes over the day you get the keys.
Do you charge buyer-side fees?
Fees are stated before any viewing, in the mandate. No surprises at signing.
